Why Fireproofing Matters for Toronto Buildings

Published March 15, 2026 • By Unique Fireproofing

Every year, structural fires in Ontario cause millions of dollars in property damage, displace thousands of residents, and tragically claim lives. For building owners, developers, and property managers in Toronto, understanding fireproofing requirements is not just a matter of code compliance — it is a fundamental responsibility to protect occupants and investments.

Ontario Fire Statistics: The Numbers That Matter

According to the Office of the Fire Marshal of Ontario, the province experiences approximately 11,000 structural fires annually. Toronto alone accounts for a significant portion of these incidents, with Toronto Fire Services responding to over 5,000 fire calls each year. Between 2020 and 2025, Ontario recorded an average of 95 fire-related fatalities per year, with hundreds more suffering serious injuries.

The majority of fire deaths occur in residential buildings, particularly in structures where fire separation and fireproofing measures were inadequate or absent. In commercial and industrial settings, unprotected structural steel is the leading factor in catastrophic building collapses during fires. When steel reaches temperatures above 550 degrees Celsius, it loses roughly 50 percent of its load-bearing capacity. Without fireproofing, a steel-framed building can experience structural failure within 15 to 20 minutes of a fully developed fire.

Ontario Building Code Requirements for Fireproofing

The Ontario Building Code (OBC) sets strict requirements for fire resistance in all building types. Division B, Section 3.1.5 and Section 3.2.2 establish the framework for fire separations, fire resistance ratings, and structural fire protection. Key requirements include:

  • Fire Resistance Ratings: Structural elements must achieve fire resistance ratings of 45 minutes to 4 hours depending on building type, height, and occupancy classification. Table 3.2.2.38 specifies required ratings for floors, roofs, and structural members.
  • Fire Separations: Required between dwelling units in multi-residential buildings (minimum 1 hour), between commercial and residential occupancies (minimum 2 hours), and in attached garages (minimum 45 minutes per OBC 9.10.9.6).
  • Structural Steel Protection: All load-bearing steel members in buildings requiring fire resistance ratings must be protected with approved fire-resistive materials. This includes columns, beams, joists, and metal decking.
  • Testing Standards: Fireproofing materials must conform to CAN/ULC-S705.1 (thermal barrier) and CAN/ULC-S705.2 (fire protection of foamed plastics), with installations tested per CAN/ULC-S101.

Which Toronto Buildings Need Fireproofing?

Virtually every building type in Toronto requires some form of fireproofing, though the extent varies significantly:

Commercial and High-Rise Buildings

Steel-framed office towers, condominiums, and mixed-use developments require comprehensive structural steel fireproofing. The typical fire resistance rating for these buildings is 2 to 4 hours, achieved using spray-applied fire-resistive materials (SFRM) such as Cafco Blaze Shield or Cafco 300. Toronto's rapid condo development has made SFRM application one of the highest-demand fireproofing services in the GTA.

Industrial and Warehouse Buildings

Warehouses, manufacturing facilities, and distribution centres with steel structures require fire protection even when classified as low-hazard occupancies. The minimum rating is typically 1 hour for single-storey industrial buildings, increasing to 2 hours for multi-storey facilities.

Residential Buildings

Toronto homes require fireproofing in several areas: attached garages must have fire-rated assemblies separating them from living spaces, party walls in semi-detached and townhouse constructions need fire separations, and basement ceilings in homes with secondary suites must meet fire resistance standards.

Consequences of Non-Compliance

Failing to meet OBC fireproofing requirements carries severe consequences for Toronto property owners:

  • Failed Inspections: Municipal building inspectors will issue stop-work orders until deficiencies are corrected, delaying project timelines and increasing costs.
  • Insurance Implications: Buildings without code-compliant fireproofing may face denied claims, policy cancellations, or dramatically increased premiums. Insurance companies routinely require proof of fireproofing compliance.
  • Legal Liability: Property owners face personal liability under the Ontario Fire Protection and Prevention Act. In the event of a fire causing injury or death, non-compliant building owners can face criminal negligence charges.
  • Financial Penalties: Fines for OBC violations can reach $50,000 for individuals and $100,000 for corporations per offence. Repeated violations can result in imprisonment.
  • Retrofit Costs: Correcting fireproofing deficiencies after construction is dramatically more expensive than doing it right the first time, often requiring removal of finished surfaces.

How Unique Fireproofing Ensures Compliance

At Unique Fireproofing, every project begins with a thorough review of the building plans and applicable OBC sections. Our process includes:

  1. Code Analysis: We review your project's specific OBC requirements and determine the exact fire resistance ratings needed for each structural element.
  2. Material Selection: As authorized CAFCO and Isolatek installers, we select the appropriate SFRM product for each application, whether cementitious, intumescent, or spray-applied.
  3. Certified Installation: Our CUFCA-licensed technicians apply fireproofing to the exact thicknesses specified in the UL or Intertek fire-rated assemblies, measured with electronic depth gauges.
  4. Quality Documentation: We provide complete CaliberQA inspection reports, thickness measurement data, and certificates of conformance for every project.
  5. Inspection Support: Our team coordinates with municipal inspectors and provides all required documentation for permit sign-off.

With over 15 years of experience protecting Toronto buildings, WSIB coverage, and $2 million in liability insurance, Unique Fireproofing has the expertise and credentials to keep your project compliant and on schedule.
