OBC Fire Separation Requirements for Attached Garages
If your garage is attached to your home, the Ontario Building Code (OBC) mandates a minimum 1-hour fire resistance rating on all walls and ceilings that separate the garage from the living space. This fire separation is designed to give occupants time to evacuate safely in the event of a garage fire, which is one of the most common sources of residential fires due to the presence of vehicles, fuel, and flammable materials.
The fire separation assembly typically requires 5/8-inch Type X fire-rated drywall on the garage side of all shared walls and ceilings, combined with properly installed insulation that does not compromise the fire rating. All penetrations through the fire separation, including electrical outlets, plumbing pipes, and HVAC ducts, must be sealed with fire-rated materials.

Closed-cell spray foam between the ceiling joists provides both insulation and an air seal, eliminating drafts and cold floors in the rooms above.

Wall Insulation
Garage walls that are shared with the house require fire-rated insulation as part of the fire separation assembly. Exterior garage walls benefit from insulation if you want to maintain warmer temperatures in the garage itself. Spray foam is ideal because it seals every gap in the framing, preventing cold air infiltration that would undermine any heating efforts.
