Why Remove Old Insulation?

Old insulation does not last forever. Over time, it degrades, compresses, absorbs moisture, and can become contaminated by animals, mould, or hazardous materials. When insulation is compromised, it no longer performs its thermal function, and in many cases, it becomes a health hazard that needs to be professionally removed before new insulation can be installed.

Toronto homes built before 1990 are particularly likely to have insulation issues. Many contain vermiculite insulation (a pebble-like grey-brown material) that may contain asbestos. Others have decades-old fiberglass or cellulose that has been degraded by moisture, compressed by foot traffic, or contaminated by mice, raccoons, and squirrels that have nested in the attic over the years.

Assessment & Testing

Inspect existing insulation, identify contaminants, and test for asbestos if vermiculite is present. Determine the appropriate removal method and safety protocols.

Containment Setup

Seal the work area with polyethylene barriers to prevent contaminants from entering the living space. Set up negative air pressure with HEPA filtration. Protect floors and surfaces along the access route.

HEPA Vacuum Extraction

Industrial HEPA vacuum equipment suctions insulation through a large-diameter hose directly into sealed collection bags outside the home. All material is captured without manual handling in the living space.

Disposal & Clean-Up

Removed insulation is transported to a licensed disposal facility in Ontario. The attic is cleaned, and we provide documentation of proper disposal. The space is then ready for new insulation.

Vermiculite & Asbestos Testing

Vermiculite is a naturally occurring mineral that was widely used as loose-fill attic insulation in Canadian homes from the 1920s through the 1980s. It looks like small, accordion-shaped pebbles in grey, brown, or gold colours. The most common brand was Zonolite, which was manufactured from ore mined in Liberia, Montana, a mine later found to be contaminated with tremolite asbestos.

Not all vermiculite insulation contains asbestos, but the Canadian government recommends treating all vermiculite insulation as potentially contaminated until tested. Do not disturb vermiculite insulation until it has been sampled and analyzed by an accredited laboratory. Disturbing asbestos-containing material releases microscopic fibres into the air that can cause mesothelioma and other serious lung diseases.

If testing confirms asbestos, removal must be performed by workers trained under Ontario Regulation 278/05 (Designated Substances in the Workplace). We coordinate testing, abatement, and replacement to manage the entire process for you.
