Fireproofing for Industrial Facilities
Industrial buildings face some of the most demanding fire protection requirements in the Ontario Building Code. Warehouses, factories, manufacturing plants, and distribution centres rely on structural steel frames that must maintain their load-bearing integrity during a fire to protect workers, inventory, and the facility itself. Without proper fireproofing, unprotected steel in an industrial fire can reach critical failure temperature in as little as 15 to 20 minutes.
The OBC classifies industrial occupancies under Group F, with subcategories based on the hazard level of materials stored or processed in the facility. Group F-1 (high hazard) includes facilities handling flammable liquids and explosive materials. Group F-2 (medium hazard) covers most manufacturing and processing operations. Group F-3 (low hazard) includes general warehousing and storage. Each classification carries specific fire-resistance requirements that directly determine the type and thickness of fireproofing required.

Heavy-Duty SFRM Systems
Standard-density SFRM products, while effective in protected commercial environments, can be vulnerable to damage in industrial settings where forklift traffic, vibrating machinery, and material handling create ongoing risks of impact and abrasion. For these environments, we specify and install high-density and medium-density SFRM systems that deliver superior durability without sacrificing fire-resistance performance.
Monokote MK-6 is our primary product for heavy-duty industrial applications. This high-density, Portland cement-based fireproofing material provides exceptional bond strength, impact resistance, and cohesive strength. It maintains its performance in environments with high humidity, temperature cycling, and mechanical vibration โ conditions that would compromise standard-density products over time.
For medium-duty applications, we install Cafco 300, a medium-density cementitious SFRM that provides an excellent balance of durability and cost-effectiveness. Both products carry UL Design listings and CAN/ULC-S705.1 certification for 1-hour to 4-hour fire-resistance ratings on a wide range of structural steel assemblies.
Structural Steel Protection
Industrial buildings in the GTA typically use large-section structural steel members โ heavy wide-flange columns, deep girder beams, long-span bar joists, and metal roof and floor decking. Each of these elements requires fireproofing applied to a specific thickness determined by the steel section size, the required fire-resistance rating, and the product's published UL Design listing.

Columns & Posts
Wide-flange columns, HSS (hollow structural sections), and pipe columns. Full-perimeter coverage to the specified thickness for 1-4 hour ratings.
Beams & Girders
Main carrying beams, transfer beams, and crane runway girders. Three-sided or four-sided application depending on the assembly configuration.
Bar Joists & Trusses
Open-web steel joists and truss systems commonly used for long-span industrial roofs. Spray application to all chord and web members.
Metal Decking
Steel roof deck and floor deck assemblies. SFRM applied to the underside of the deck provides the rated fire-resistance for the floor/roof assembly.

OBC Compliance for Industrial Occupancy
Compliance with the Ontario Building Code is not optional for industrial buildings. Building officials in Toronto, Mississauga, Brampton, and other GTA municipalities actively inspect fireproofing installations and require documentation before issuing occupancy permits. Non-compliant buildings face stop-work orders, fines, and insurance complications.
Our compliance process includes complete documentation at every stage: product submittals, thickness testing per CAN/ULC-S705.2, density verification, adhesion testing, and final certification reports. We work directly with building officials and fire prevention officers to ensure smooth approvals. For industrial projects, we also coordinate with the facility's insurance carrier when upgraded fireproofing is needed to maintain coverage.
