What Is Polyurea?
Polyurea is a fast-curing, two-component spray-applied elastomeric coating formed by the reaction of an isocyanate component (MDI-based prepolymer) with a resin blend containing amine-terminated compounds. Unlike conventional coatings that take hours or days to cure, polyurea gels in approximately 15 seconds and reaches full mechanical properties within 24 hours. This ultra-rapid cure time, combined with exceptional chemical resistance, flexibility, and durability, makes polyurea the premier protective coating for commercial and industrial applications in Toronto and across Ontario.
Polyurea coatings are spray-applied using plural-component high-pressure equipment at temperatures exceeding 150 degrees Fahrenheit. The two components are mixed at the spray gun tip and react on contact with the substrate, forming a seamless, pinhole-free membrane that conforms to any surface geometry. Application thickness typically ranges from 40 mils to 250 mils (1mm to 6mm), depending on the application requirements.

They are flexible, with elongation values of 300-400%, allowing them to bridge cracks and accommodate structural movement without fracturing. And they cure in approximately 15 seconds, which means coated surfaces can return to service in hours rather than days.
Polyurea also performs exceptionally well in Toronto's climate. It remains flexible at temperatures as low as -40 degrees Celsius, resists freeze-thaw cycling, and tolerates moisture on the substrate during application — a significant advantage over epoxy and urethane coatings that require bone-dry surfaces and controlled temperatures for proper cure.
